Experience

Projects completed prior to 2012 were led by The Restoration Academy president, Wayne Wilson, prior to the formation of the company.

Fallon Roof Project - Columbia State Park - 2023

Description: CA State Parks needed an emergency roof repair to prevent water infiltration into the existing structure. We removed the old shingle roof and original fireplace, installed new structural plywood sheeting and new fire-retardant cedar shingle roof, additional roof bracing, and structural supports. We also constructed a new code compliant (replica) fireplace stack. The original project was for a complete restoration. However, due to budget cuts, only the roof could be done at this time. It is our intention to finish what we started when the full project goes back out for bid.

Ranger Station - Calaveras Big Trees State Park - 2022

Description: For this project we repaired the interior of the wall and ceiling finishes, replaced the glass in existing windows, rebuild historical windows as needed, and constructed a ramp and landing serving the main entry in accordance with all ADA and CBC requirements. We also realigned a portion of the existing wall directly adjacent to and including the main entry door and repaired all interior plaster walls and ceilings using historical materials and methods.

 

The Michigan Project - 2011

Description: Managed the financial real estate investment purchase plan for a private investor. Determined scope and created the charter. Developed the desired rate of return, investment strategy, method, and means. Supervised the disbursement of resources, source selection and assisted in the purchase of the property. Developed the construction, and modernization plan, schedule, and estimates for the project. Supervised the work to be done, monitored and controlled the quality of the work and expenses. Performed project close-out and turn-over to rental agent.

The Sierra Project - 2010

Description: Acted as project manager and estimator for local contractor in the remodel of a custom home that had experienced "stripping" by vandals prior to purchase by the client. Developed project charter, scope of work, WBS, and schedule. Negotiated with vendors, labor, and owners to obtain a mutually beneficial "buy-in" for all parties in order to perform the work dictated by the charter and the financial requirements of the sponsor. Developed the construction schedule and monitored and controlled same. Performed quality control, inspection, and compliance. Project was completed on time and on Budget. Performed project close-out. There were no lessons learned to be updated.

Corporate Project Management Inc. - 2008

Description: Met with sponsors, determined product scope, developed stakeholders list, developed project charter, scope of work, WBS and activity list of requirements necessary to open a Project Management Company. Led the company from its inception, including the creation of the business plan, incorporation, and desired certifications. Developed the list of registrations necessary for business development. Obtained registrations with same. Including ORCA, CCR, Dunn and Brad, UDBE, DBE, SBE , Website development and marketing plan. Secured acceptance into the Caltrans contract training program along with the Calmentor program.  

D & S Garage Conversion - 2007

Description: Met with owners to access and define the scope of work necessary to convert a neglected, negative income producing property into a positive cash flow position. Developed scope, budget, schedule and statement of work. Located suitable purchasers for the completed project, negotiated on behalf of both the buyer and the seller. Supervised the purchase of materials and the entire construction process. Assisted in the project escrow closeout. Prepared all closing documents. Provided lessons learned. 

Holiday Inn Express - 2006

Description: Supervised the construction of 33 additional units to an existing 66 unit three story motel. Represented owners in negotiating with suppliers, vendors, subcontractors. Responsible for contract compliance and change orders management. Developed scope of work and schedule. Monitored and controlled all work in progress. Performed integration management between existing motel operations and new construction activities. Performed quality control and on-site inspection activities. Project was built on time and under budget.

Bayside Marin - 2004

Description: Owners Representative. Responsible for acquisition review, (Feasibility, Functional, Financial Analysis), concept design development, value engineering, contractor analysis, end user analysis, preliminary development project scheduling. Scheduled development and coordination of all individual projects as a whole. Bidding, contractor analysis, review. Document control, compliance, change order management. Construction oversight, safety management, inspection control. Commissioning. End user permitting. The project was part of a "six projects"" development. Only two of the projects plus the gymnasium conversion project at 718 Fourth street were listed. Total project duration was spread out over approximately five years.
